FM Engineer (Electrical Engineering)
Job Summary:
Providing professional and effective TFM service
Qualification:
- Holding Electrical Engineering certificate or its equivalent with good experience on maintenance and FM service.
- Good level of interpersonal and communication skills.
- Excellent time management skills and able work to strict deadlines. Self-motivated being required to work with minimal supervision.
Experience:
1. Minimum 7 years of experience with 3 years’ experience in any mall as an FM Engineer.
2. Years in-depth experience with relevant history of installation, maintenance and repair in large commercial premises.
3. CAFM experience.
4. Knowledge of Workplace Health and Safety (WH&S) practices and policies.
5. Experience of safe working practices, risk assessments, method statements, permit-to-work systems, and water management.
6. Must be able to complete physical aspect of job; i.e.: work in confined spaces, climb ladders and steps, lift a minimum of 10 kg.

Primary Responsibilities:
FM Responsibilities:
- Plans, schedules and reviews the day-to-day operational and maintenance activities related to the provision, upgrading and modification of all MEP Systems of the buildings, monitors operation of various MEP systems to ensure optimum performance of systems and equipment’s
- Ensure the effective delivery of site services in line with Service Level Agreements /Key Performance Indicators (KPI).
- Conducting supervisory activities on site and carrying out necessary correspondence to insure contract soundness and adherence to relevant special and general conditions of contracts.
- Support and communicate with clients, customer base with your area of responsibility and the FM or Workplace manager
- Coordinate the work of subcontractors on site in line with PPM schedule, including checking site specific risk assessments and method statements.
- Organizes, plans, coordinates and monitors building MEP maintenance & installation works for buildings; coordinates for the inspection of electrical installations & other related equipment & peripherals as per work schedules
- Prepares & submits routine and special reports such as maintenance schedules, operational & incident reports, accident reports, technical reports, volume of activity etc.
- Giving technical support to all Project Team (Cleaning, Landscaping, pest control, security civil, Electrical, Mechanical and specialist systems) to ensuring that the correct components and procedures are followed to ensure quality control.
- Manage and supervise the daily activities of team. Ensure optimal use of manpower and resources.
- Preparation and submission of quotations and estimates. Liaise with technicians to ensure accuracy of quotations and estimates.
- Display a sound knowledge of MEP installation, maintenance and Civil related works.
- Health and Safety policies and practices are essential to this role and are a condition of employment.
- Flexibility to work to shift patterns as and when required. Flexible availability for 24/7 standby duties and emergency call outs.
- Managing clients meeting
- Carry out daily – Monthly – Monthly inspection around the building areas and services
- responsible for the arrangement of all site documents and to present on upon required.
- preparing all operation reports.
- Supervises and motivates staff to ensure an acceptable level of performance.
- Oversee and carry out the installation, maintenance and repair of a wide range of equipment.
- Arrange for site inspection from time to time (Daily – weekly – Monthly) to monitor standard of work and completion schedule to ensure quality of workmanship is maintained on site.

- Managing and maintained the store inventory – Materials requisition – Materials delivery.
- Follow and track all works orders, materials, and Actuals time for completing works, issue and action taken by using SAP Program.
- Prepare risk schedules to identify and quantify risks and mitigation measures.
- Following the payment and pending approvals with client
- Coordinate with other teams ensuring satisfactory completion of all work requests.
- Accurate monitoring on a daily basis of hours booked and clocked hours.
- Arrange team resources to cover both PPM and Reactive duties as required by site operations
- Handling the Defect liability period for The New Projects, preparing the assets its, snag reports, PPM Planners, Materials and tools list, handling over follow up , meeting , documentation …etc.
- Preparing of risk assessment, method statement with coordination with HSE
- Preparing of risk management Plans with coordination with HSE
- Preparing of fire assessment plans with coordination with HSE\
- Covering the absence of site engineers once required .
Engineering Responsibilities:
- Attending Major Breakdowns, Trouble Shootings of MEP Systems (Chillers, cooling towers, Pumps, BMS, CCU, EMS, AHU, FAHU, FCU, FIREFIGHTING. , air cooled chillers etc )
- Operations and maintenance of centrifugal Trane Chillers 19XR Centrifugal chillers with all related system, SPX Marley Cooling Towers, primary and secondary pumps, Plant manager system, dosing and chemical treatment plant, Variable Frequency Drives, Variable Air Volume Units.
- Operations, maintenance and monitoring of gate barriers, rolling shutters, sliding doors, swing doors or gates, BMU Units, lifts, escalators, generators, irrigation systems, filtration system,
- Operations and maintenance of BMS system and monitoring the chilled water flow.
- Daily monitoring the power consumption of chillers, the temperature demand from various locations of the massive complex, operating parameters and demand settings, FAHU demand settings, daily record the condenser water blow drain etc.
- Conduct fire and safety quarterly test and weekly test of systems.
- Conduct yearly fire drill with Dubai Civil Defense.
- Monitor all MEP sub Contractors and Ensure the effective delivery of site services in line with Service Level Agreements /Key Performance Indicators (KPI).

- Follow the best applied practice to maintain and to ensure the effective smooth running for all system.
- Conducting technical inspection to evaluate the quality of service, PPM, reactive, corrective activity done by the FM team.
