About the job

The Accounts Manager will oversee financial operations, ensure accurate bookkeeping, manage budgets, and ensure compliance with financial regulations within the real estate sector. This role requires expertise in property accounting, financial reporting, and tax compliance to support the company’s financial health and strategic decision-making.

Key Responsibilities

Financial Management & Reporting

  • Prepare and analyze financial statements, balance sheets, and cash flow reports.
  • Ensure timely month-end and year-end closing procedures.
  • Generate property-wise financial reports, rental income statements, and cost analysis.
  • Monitor accounts payable and receivable, ensuring timely collections and payments.

Budgeting & Forecasting

  • Develop and manage annual budgets and financial projections.
  • Track and control property-related expenses to ensure profitability.
  • Analyze variances and recommend cost-saving strategies.

Taxation & Compliance

  • Ensure compliance with VAT, corporate tax, and other financial regulations in the UAE.
  • Liaise with auditors, tax consultants, and regulatory authorities for financial audits and filings.
  • Maintain accurate records for tax filing, including rental income and service charges.

Banking & Treasury Management

  • Manage company bank accounts, loan facilities, and cash flows.
  • Reconcile bank statements and oversee payment processing for property transactions.
  • Negotiate with banks and financial institutions for better financing options.

Lease & Revenue Management

  • Work closely with the leasing team to track rent collections and tenancy payments.
  • Ensure accurate invoicing, deposit management, and service charge allocation.
  • Monitor tenant accounts and implement credit control measures.

ERP & Accounting Software

  • Oversee the implementation and usage of accounting software (e.g., QuickBooks, SAP, Yardi, or Oracle).
  • Ensure proper integration of financial data with property management systems.

Leadership & Team Management

  • Lead and mentor the accounting team to improve efficiency and accuracy.
  • Collaborate with internal departments, including leasing, sales, and legal teams.
  • Provide financial insights and recommendations to senior management.

Qualifications & Skills

  • Bachelor’s degree in Accounting, Finance, or a related field (Master’s preferred).
  • CPA, CMA, ACCA, or equivalent professional certification is a plus.
  • Minimum 5-8 years of accounting experience, preferably in real estate.
  • Strong knowledge of IFRS, UAE VAT laws, and real estate financial practices.
  • Proficiency in accounting software (SAP, QuickBooks, Yardi, or similar).
  • Excellent analytical, problem-solving, and leadership skills.
  • Strong communication skills and ability to work under tight deadlines.
