Job Description:

We are seeking a highly motivated and detail-oriented Accountant to join our finance team. The ideal candidate will be responsible for managing the financial records and transactions related to our real estate properties and investments, ensuring accuracy, compliance, and supporting strategic decision-making.
Key Responsibilities:
- Financial Record Management: Manage and maintain accurate financial records for all real estate properties and entities.
- Handle accounts payable and receivable processes, ensuring timely and accurate processing of invoices, payments, and collections.
- Reconcile bank statements and general ledger accounts regularly to ensure accuracy and resolve discrepancies.
- Process and record daily financial transactions, including income, expenses, and property-related movements.
- Financial Reporting & Analysis: Prepare and analyze monthly, quarterly, and annual financial statements, including balance sheets, income statements, and cash flow statements, ensuring compliance with GAAP and internal policies.
- Generate and oversee property budgets, forecasts, and variance analysis, collaborating with property management teams to enhance financial performance.
- Conduct in-depth financial analysis on real estate investments, including cash flow modeling and investment return analysis, to support strategic decisions.
- Provide insights into financial performance and identify areas for cost efficiencies and savings.
- Compliance & Audit: Ensure compliance with applicable laws, regulations, and accounting standards, including IFRS standards and UAE accounting standards.
- Assist in the preparation for internal and external audits, providing necessary documentation and explanations.
- Implement and maintain effective internal controls to safeguard financial assets and ensure data integrity.
- Prepare and submit tax filings and ensure compliance with local tax regulations (e.g., VAT).
- Collaboration & Communication: Collaborate closely with property managers, sales teams, and other internal departments to ensure seamless financial operations and information flow.
- Communicate effectively with clients, vendors, and other stakeholders regarding financial matters.
- Maintain organized financial filing systems and documentation.
- Other Duties: Assist with special projects and ad-hoc reports as required by management.
- Stay updated on industry trends, accounting best practices, and changes in real estate regulations.
Qualifications:
- Bachelor’s degree in accounting, Finance, or a related field.
- Proven experience (minimum 3-5 years) as an Accountant, preferably within the real estate or property management industry in the UAE.
- Strong understanding of Generally Accepted Accounting Principles (GAAP) and IFRS.
- Proficiency in accounting software and ERP systems (e.g., QuickBooks, Sage, or similar).
- Advanced Microsoft Excel skills (pivot tables, VLOOKUPs, financial modeling).
- Excellent analytical, problem-solving, and organizational skills with keen attention to detail and accuracy.
- Strong written and verbal communication skills.
- Ability to work independently and collaboratively in a fast-paced environment.
- CPA or equivalent certification is a plus.
